Restoration work is measured, not estimated. The equipment on a job has to move a known amount of water in a known time, and you have to be able to show it did. That is as true for an insurer's file as it is for the customer standing in the hallway.

This range covers the equipment that does the drying and the instruments that prove it: LGR and desiccant dehumidification, injection drying for cavities and sub-floors, extraction, air filtration, odour treatment, and the meters and data loggers that record the result.

How to choose

LGR or desiccant is a temperature and humidity decision. Low grain refrigerant units are the general-purpose choice and are efficient in normal Australian conditions. Desiccant comes into its own when the space is cold, when you need to push to very low humidity, or when you are drying dense materials that a refrigerant unit will stall against.

Size by volume, not floor plan. Ceiling height, the amount of wet material and the class of water all change the requirement. Two correctly sized units beat one oversized unit that short-cycles.

Injection drying is what saves cabinetry and floors. Where water is in a wall cavity, under a floating floor or behind a kickboard, surface airflow will not reach it. Injection systems dry in place, which is usually the difference between drying a kitchen and replacing one.

Hydroxyl and ozone are not interchangeable. Hydroxyl generators are designed for use in occupied spaces; ozone is not, and requires the area to be vacated and aired before re-entry. Choose on whether the building has to stay in use, then follow the manufacturer's instructions for the unit you have.

Instruments are not optional. A dry standard has to be established, monitored and recorded. Moisture meters, thermohygrometers and data loggers are what turn a drying plan into a defensible file.
