Upholstery Cleaning Chemicals
Upholstery is not carpet work at lower pressure. A carpet has a backing and a subfloor beneath it to take what the wand does not recover. A lounge has a cushion core, a dust cover and a timber frame, and every one of those will hold water and give it back to the face of the fabric as the job dries.
That structural difference drives most upholstery failures. Over-wetting saturates the padding, extends drying time and creates a mould risk. On cellulosic fabrics and backings it also gives dissolved lignin the time it needs to wick to the surface as browning. Dry soil removal earns its keep here: Actichem puts pre-vacuuming at around 80% of the soil on an upholstered piece, all of it removed before you introduce any moisture at all.
The second difference is fibre range. A carpet is usually nylon, wool, polypropylene or polyester. Upholstery adds silk, linen, raw cotton, velvet and the fabrics that cause the most expensive mistakes: viscose and rayon, which lose up to 50% of their strength when wet and are highly prone to browning, dye bleed, wrinkling and tooling marks that become permanent if they are not groomed out at the time of cleaning. Those fabrics need purpose-built low-moisture chemistry, not a carpet product at half strength.
The range here covers both ends of that problem. Actichem Upholstery Plus is the synthetic-fabric prespray, a solvent and emulsifier blend for body oils and food soiling, diluted 1:16 and running at pH 9.5 ready to use. Actichem Encap Fine Fabric is the delicate-fabric counterpart, mildly acidic at pH 6.0 to 6.5, rated for all water-cleanable fibres including silk, cotton, linen and wool, and WoolSafe certified. How to choose an upholstery chemical
- Identify the fibre first. Everything else follows from it. Synthetics take a conventional prespray and extraction. Wool, silk, linen, raw cotton, viscose and rayon do not. Manufacturer cleaning codes on the underside of a cushion are worth reading, but treat them as a starting point rather than a guarantee, and confirm what you are looking at yourself.
- Match the pH to the fibre, not to the soil. Upholstery Plus is built for synthetics and the Actichem data sheet explicitly rules it out on cotton, silk and delicate fabrics, directing you to Encap Fine Fabric instead. Wool wants a neutral or weakly buffered product. The more delicate the fibre, yarn and dye, the more important it is to stay in the mild acid region.
- Control moisture as a product decision, not just a technique. Encap Fine Fabric is designed for it: 1:4 whipped into a foam for low-moisture work, 1:16 for encapsulation and wet cleaning. Choosing a product that works at low moisture is easier than trying to extract your way out of a saturated cushion core.
- Pre-test before every job. Test an inconspicuous area for dye and fibre sensitivity to both the chemical and the process. On rayon and viscose, set expectations with the client first, and if the dye shows any sign of running, do not proceed.
- Work out coverage before you buy. One litre of ready-to-use solution covers roughly a four-seater lounge suite, or about 4 m², for both Upholstery Plus and Encap Fine Fabric. That makes concentrate cost per job easy to compare across the range.

What we see in the field
Some of the most expensive cleaning mistakes we've heard about started with somebody assuming upholstery was just carpet wrapped around a chair. Test before you clean — dyes, fibres, backing materials, trims and previous treatments can all behave differently once moisture and chemistry are introduced. Over-wetting is the other big one: what looks fine when you leave can become a watermark, dye bleed, browning or slow-drying problem several hours later, so experienced cleaners control moisture from the first pass rather than trying to fix it afterwards.
