NeoSan Labs 04 Restoration is a two-part (A and B) treatment for restoration contractors, applied by sprayer, cold fogger, ultra-low-volume equipment or compressed-air foam. It covers the cleaning and odour side of water damage, sewage, fire and smoke, hoarding and trauma work. It neutralises odours at a molecular level without fragrance, and NeoSan Labs state that it neutralises chemical contaminants on treated surfaces.

How the two-part system works
Each NeoSan Labs product is supplied as two separate liquids, A and B. They are stable apart and are combined in equal parts immediately before use. The mixed solution is left to rest for 10 minutes before application and then stays usable for 12 hours, so mix only what you will apply in that window.

Applications

Meth-affected properties
NeoSan Labs publish a meth lab clean-up procedure for this product (linked below). In Australia, meth-affected properties are remediated to state and territory guidelines and cleared by post-remediation testing. The chemistry you use does not replace that testing, so plan the job around the clearance standard the property has to meet.
Waste disposal
Treating contaminated material does not change your disposal obligations. Dispose of waste, rinse water and removed materials as your state EPA and local council require.
Directions for use
- Combine 04-A and 04-B in equal parts in the fogging or spraying device. Mix well.
- For best results, let the mix rest for 10 minutes before use.
- Fog or spray the area at 6.8 ml per square metre (0.02 oz per square foot). Allow to air dry.
- Use the mixed solution within 12 hours.
- On textiles, test a small, hidden area first.
Remove gross contamination and affected porous materials before treating, and wear the PPE listed on the safety data sheet.

Frequently asked questions
Does treating with NeoSan 04 make waste safe for landfill or sewer?
No claim of that kind is made in Australia. Disposal is set by your state EPA and local council, and treatment does not change it.
Can I use it on a meth job?
NeoSan Labs publish a meth clean-up procedure for it. The property still has to pass post-remediation testing to the applicable state or territory guideline.
Is it a disinfectant or mould killer in Australia?
No. It carries a US EPA registration, which does not apply here, and it is not listed on the ARTG. We sell it without disinfectant, germ-kill or mould-kill claims. For mould, remove the growth physically first.
Can I mix it ahead?
Only up to 12 hours ahead. Once A and B are combined, the solution stays usable for 12 hours.
How is it different from NeoSan Labs 01?
Both are applied the same way. NeoSan Labs position 04 for restoration work, including fire, sewage and meth jobs, and 01 for general building and facility treatment.
A note on earlier versions of this page
Earlier versions of this page carried the manufacturer's US marketing for NeoSan Labs 04 Restoration, including 99.99999% kill rates, named pathogens, sterilisation and "nontoxic" or "nonharmful" claims. Disinfectant and germ-kill claims in Australia need an ARTG listing, and safety claims of that kind need evidence we can stand behind here. NeoSan Labs products are not listed on the ARTG, so those claims have been removed. The formula is unchanged. Where a scope calls for a listed disinfectant, ask us: Actichem Percide is the listed peroxide option we carry.
We have also removed claims that treatment removes the need for hazardous waste disposal and leaves material landfill and sewer-safe. Those claims are not ones any product can make here.
