DualSan Foam — Mould and Decontaminant Cleaner
From large-scale disaster recovery to backyard decks to commercial kitchens, DualSan Foam is built to overcome tough mould and organic soils.
DualSan Foam is a powerful, alkaline sanitising degreaser designed for a wide range of applications including large-scale mould and flood clean-ups, food manufacturing and commercial kitchens. Its formulation combines foaming and sanitising action while protecting substrates from corrosion at working dilution. The super-concentrate makes a cost-effective 1:50 dilution.
Read the safety section before you open the container. The working solution is a manageable alkaline cleaner. The concentrate is a corrosive Class 8 dangerous good at pH 13.25. Our page has always carried the signal word DANGER; what it did not carry was the hazard statements, the transport classification, the PPE or the first aid.

Where to Use
Large-scale mould and flood remediation
Kills mould, sanitises and cleans areas impacted by mould and water damage, eliminating harmful micro-organisms and contaminants. For applications requiring swab testing, a follow-up treatment with Biosan II, Percide or Mould Exterminator may be required.
Outdoor and hard surface cleaning
A strong cleaner with powerful soil removal for timber decks, outdoor concrete, tiles and stone, with the added benefit of leaving a sanitised surface.
Food manufacturing and hospitality
Ideal for cleaning walls, floors, ceilings and processing equipment in compliance with food safety standards.
Safe and versatile application
Suitable on enamel, ceramic, plastic, metal, stainless steel, vinyl, rubber and wall tiles. For painted surfaces, particularly vehicle paintwork, conduct a preliminary test before use.
Where DualSan Foam Fits Alongside Biosan II, Percide and Mould Exterminator
Its cleaning action is what sets DualSan Foam apart. The three key advantages are superior cleaning power, cost-effective dilution and foaming action, which make it well suited to flood and biocontamination clean-ups where cleaning is a major component of the job.
For straight mould remediation or decontamination, Biosan II, Percide and Mould Exterminator remain the go-to options. DualSan Foam’s disinfectant strength is theoretically moderately stronger than Biosan II, but DualSan Foam requires rinsing after use.
One difference worth knowing before you specify it: Biosan II (AUST L 332364) and Percide (AUST L 332284) are TGA-listed hospital grade disinfectants. DualSan Foam is a sanitising degreaser and we have found no ARTG listing published for it. If your scope, contract or insurer requires a listed disinfectant, use DualSan Foam for the clean and a listed product for the disinfection step — which is exactly what the swab-testing note above is telling you.
Directions for Use
Dilutions — cleaning
- Light to medium duty cleaning — 10 to 30 ml per litre of water
- Foam wash, heavy duty cleaning and mould removal — 20 to 40 ml per litre of water
Note: depending on the foam generator unit and the water quality, the dilution for foam washing may need to be altered. Start at 30 ml/L and adjust up or down.
Dilutions — sanitisation
- Clean and sanitise in one step — 1:50 (20 ml/L) or stronger
- Sanitise a pre-cleaned surface — 1:100 (10 ml/L) or stronger
- Mould remediation and biodecontamination — 1:32 (30 ml/L)
Dwell time: allow 10 minutes for optimal sanitisation efficacy, with the surface kept visibly wet. For extensive flood and mould remediation, DualSan Foam delivers cleaning power while eliminating mould and pathogens.
Safety
Our page has always said “Safety: Danger”, which is correct. It did not say what the danger is, what to wear, or what to do about a splash. That is below.
DualSan Foam is classified as a HAZARDOUS CHEMICAL and DANGEROUS GOODS under the Model WHS Regulations and the ADG Code. It is a Poisons Schedule 6 substance.

The two pH figures are both correct and it matters which one you are looking at. 11.25 to 12.5 describes the diluted solution you spray. 13.25 describes what is in the drum. Decanting and dosing is the only step where you handle the concentrate, and it is the step at which people wearing no eye protection get hurt.
Personal protective equipment
The SDS specifies elbow-length butyl or neoprene gloves, chemical goggles and a full face shield, overalls and a PVC apron, with access to an eyewash unit. The face shield is specified in addition to goggles, not instead of them.
First aid
Eyes. Hold the eyelids apart and flush continuously with running water for at least 15 minutes. Obtain medical attention without delay — H314 means eye damage can be permanent.
Skin. Remove contaminated clothing and footwear immediately and flush with large amounts of water. Alkaline burns are often painless at first and deepen over minutes — a splash that does not sting still needs flushing.
Swallowed. H302 applies. Rinse the mouth, do not induce vomiting, and seek medical advice.
Metals, Storage and Mixing
Corrosive to aluminium, tin and zinc. The dual corrosion inhibitor system protects rubber, plastics and painted surfaces at working dilution, but it does not make the product safe on those three metals. Do not decant into or store in aluminium, tin-plated or galvanised containers, and do not leave solution standing on galvanised trims, drains or flashings.
Do not store near acids or oxidising agents. Never mix, and never allow contact in a bucket, foam unit, drain or on the floor, with:
- Actichem Grout Restore 60, Grout Restore 20, Tile & Grout Restore, Crete Clean, Rust Remover or any acid rinse or descaler
- Actichem Perox, Oxyboost Plus, Chlorosan, Mould Exterminator or any oxidiser or hypochlorite
DualSan Foam contains a quaternary ammonium compound, so the standard QAC rule applies: anionic detergent residue deactivates it. Do not blend it with other detergents, and rinse equipment before changeover.
