Actichem Solv Sealer Pro 5L

Product Overview

Professionally formulated solvent-based penetrating sealer providing exceptional protection for porcelain, low porosity tiles and fine stone. It is based on “ultra-small molecule structure” technology which enables it to penetrate into the fine pores of polished porcelain, dense granite and fine stone to create a high-performance sub-surface barrier against water and oil-borne contaminants.

Benefits

• Dual protection — against water and oil-borne contaminants including food and beverage stains, oil and greasy stains, biological growth such as mould and mildew, efflorescence, pollution and weathering.
• Retains newness — formulated for ultimate protection of granite, polished marble, polished porcelain and similar low porosity substrates.
• Natural look — will not discolour or alter the natural look of recommended substrates.
• UV stable — ideally suited for both indoor and outdoor use.
• Vapour permeable — will not trap moisture. Does not hinder the natural passage of water vapour.
• Low VOC content, which makes it more pleasant to use than many solvent sealers. Low VOC is not the same as low hazard — see the Safety section below.

Application Areas and Surface Suitability

Formulated to provide premium protection from staining to all forms of tiles and fine stone, but performs with special distinction on low porosity and dense tile and stone, including:

• Polished porcelain, unglazed and semi-vitrified ceramics, and grout
• Polished and/or dense granite, marble and fine stone

Also provides excellent protection to terracotta, Saltillo, slate, quarry tile, terrazzo and grout lines.

Expected Wear

Solv Sealer Pro will provide excellent protection for up to 5 years. However, application methods, weather conditions, traffic and harsh cleaning methods will affect wear. Avoid the use of solvents, strong acids and strong alkalis for extended sealer life. Cleaning with Actichem Proneutro is recommended. Re-apply every 2 – 3 years where harsh conditions exist.

Considerations

• Not to be used as sub-terrain waterproofing.
• Do not apply if the temperature is above 40 °C, or if rain is expected within 2 hours of application.
• If rain has preceded application, allow the surface 24 hours to dry completely.

How to Use

Read and understand the safety data sheet before use. Always pre-test in an inconspicuous location for sensitivity to chemicals.

Coverage

Coverage varies dramatically with porosity, but is normally:

• 5 – 10 m² per litre per coat — open structure, highly porous substrates
• 10 – 20 m² per litre per coat — dense, less porous substrates
• 750 linear metres per litre — 2 coats on 3 mm grout
• 260 linear metres per litre — 2 coats on 8 mm grout

Application on large concrete areas should be based on a preset coverage rate using a dedicated sprayer or painting equipment. No subsequent removal of excess product is required.

Surface preparation

• New installations must be fully cured before application of Solv Sealer Pro — minimum 48 hours, however some concrete installations may take up to 7 days to cure. Confirm with the structural engineer.
• Existing stone and grout must be totally clean, dry and chemical free.
• Do not apply in direct sunlight. Temperature must be between 10 °C and 28 °C.
• Highly absorbent surfaces may require two coats.

Application

Dilution: ready to use.

1. Apply 1 to 2 coats by generously saturating the surface using a polish applicator, roller or sprayer, to an area which can be easily reached (approximately 15 m²).
2. Ensure even coverage. The surface must be shiny wet with a liquid film for at least 1 minute. For very porous substrates more sealer may need to be applied.
3. Allow 5 – 10 minutes for the sealer to absorb, then move the excess product with a squeegee to a new section.
4. If a second coat is to be applied, wait 20 to 30 minutes and repeat the process.
5. Using absorbent towelling or an applicator, wipe off any sealer remaining on the surface within 10 minutes of the last application. Moisten the towel with methylated spirits to remove residues which have dried on the surface.

Allow 6 hours before returning the area to traffic. Keep dry for 12 hours. Full cure in 24 – 48 hours.

Safety

Please read this section before your next job. This listing previously recorded only “Safety profile: Class 3 Flammable”. That is a transport classification. It is not wrong, but it is badly incomplete — it tells you nothing about what this product does to a person. It has been corrected.

Actichem’s safety data sheet for AP169, version 2.3 issued 15 July 2025, classifies Solv Sealer Pro as a HAZARDOUS CHEMICAL under the Model WHS Regulations. It is not classified as dangerous goods, and packs of 5 litres or less are not regulated for transport.

⚠ Low VOC is not the same as low hazard

The benefits list above notes the low VOC content, and that is true — it is more pleasant to use than many solvent sealers. It does not make the product mild. Solv Sealer Pro contains hydrotreated naphtha at 10–30% and n-butyl acetate at 10–30%, carries a DANGER signal word, and presents a genuine aspiration hazard.

We have kept the low VOC claim because it is accurate and useful. We have added this note because a pleasant odour is the least reliable guide to how hazardous a solvent is.

⚠ H304 — the hazard the old wording hid

H304 means may be fatal if swallowed and enters airways. With a hydrocarbon solvent the risk is not poisoning from a large dose. It is that a small amount reaching the lungs — from swallowing, from vomiting after swallowing, or from siphoning by mouth — causes chemical pneumonitis, which can be fatal and can develop hours later.

• Never siphon or transfer this product by mouth, and never decant it into an unlabelled drink container.
• If it is swallowed, do NOT induce vomiting. Rinse the mouth with water and call a Poisons Information Centre or doctor immediately. Vomiting is what draws it into the lungs.
• Symptoms can be delayed. Anyone who has swallowed it needs medical assessment even if they seem fine.

Flammability

The flash point is above 24 °C — higher than Defender SV at 20 °C, but this is still a flammable liquid. Keep away from ignition sources, hot surfaces and sparks. Vapour is heavier than air and will collect in sub-floors, pits and confined spaces. Ventilate continuously — sealing is extended application over a large area, not a spot treatment.

Note that the finishing step uses methylated spirits, which is itself flammable. Keep both away from ignition sources, and dispose of solvent-soaked towelling safely rather than bundling it up.

⚠ It will damage plastics, rubber and coatings

Actichem state that Solv Sealer Pro reacts violently with strong oxidisers, is incompatible with caustics, strong acids and nitrates, and dissolves rubber, many plastics, resins and some coatings.

Check before you fill a sprayer or start work near vinyl skirting, PVC trims, expansion joints, painted surfaces and rubber-backed matting. Use solvent-rated sprayers and applicators only — a standard garden sprayer will fail.

Personal protective equipment

Actichem specify chemical protective gloves, for example PVC. Glove material is not interchangeable across our solvent range. AUH066 means repeated exposure dries and cracks the skin — gloves matter over a full day of sealing, not just for the first application. Also wear chemical goggles or safety glasses with side shields, and use a respirator with an organic vapour filter for extended or indoor work.

First aid

Swallowed — do NOT induce vomiting. Rinse the mouth with water. Immediately call a Poisons Information Centre or doctor and tell them the product is an aspiration hazard.

Eyes. Wash out immediately with fresh running water, holding the eyelids open. Seek medical attention.

Skin. Remove contaminated clothing. Wash with soap and water.

Inhalation. Move to fresh air. Seek medical attention if breathing is difficult or irritation persists.

• Actichem Defender SV — solvent-based repellent for porous stone, masonry and concrete. Different substrate range, and a lower flash point (20 °C).
• Actichem Instaseal — a water-based alternative. Not classified hazardous, and worth considering where solvent vapour or flammability would be a problem, such as enclosed or occupied areas.
• Actichem Proneutro — the recommended neutral cleaner for maintaining sealed surfaces. Using acids or strong alkalis on a sealed floor will shorten sealer life.
